Video - This Site Was Designed Using - A Deep Silo Structure
This website was built and optimized for local search. It is built on the Studio Press, Genesis Framework for WordPress. The structure and pages are based on keyword search terms that buyers are typing into the search engines. The website has many page 1 rankings.
What makes this site desirable is its age, its rankings (buyer leads), its incoming backlinks, and the way the site is architected behind the scenes. It is set up for SEO, Search Engine Optimization and is built on a Web-Siloing structure. This makes it easier to rank locally with less incoming backlinks.
The website has many local citations or backlinks coming into it from sites like Angies List, Yelp, Houzz, Yellowpages, and etc. Because of this, I will also include my cell phone number as part of the website's purchase.
The cell phone number is attached to the majority of these online local accounts. By giving up my number, this will make the transition much smoother for you. I want to make it as easy as possible.
I am selling the website for several reasons, mainly divorce and relocation. My RE license is inactive and I am now past the 1 year redemption period.
Video - See Some Local Keyword Rankings
Here's the link to the website in the video that I could not remember: ActiveRain.com That site is good to get incoming backlinks from it to your website. Ideally, you would like the majority of your incoming backlinks to come from similiar industry type sites. You can create your own blog on that site, and write short 300-500 word articles with your anchor text links pointing to your interior pages of your website. See more here. See the links, blue text hyperlinks, aka backlinks, embedded into their blog posts, that are pointing back to their websites or property searches. In order to rank your website, you must build incoming backlinks or outsource it. If outsourcing, don't let some off-the-wall company send you a bunch of spammy non-relevant backlinks and get your site slapped by a Google Algorithim Update. Avoid it like the plague. Try to aquire only high quality backlinks. If the link is not industry specific, but it is of great quality, then get it. Backlinks are votes in Google's eyes.
Table of Approximate Ranking Positions of The Glendale Silo - Click The Links In The Table - Positions Are Always Changing
The table above only accounts for the Glendale AZ Silo. The other Silos on the website have great rankings in the Search Engines as well.
The site is set up to use our local FlexMls IDX WordPress Plugin. You can see it here: FlexMls Plugin. You can get your key here. The last time I purchased a key it was $500 for the year and could be used on multiple websites that you own. It's much more affordable than other IDX plugins and the leads come right into your Flex MLS account. For me, it was a no-brainer, pay $500 up front and not have to pay monthly fees to other IDX vendors. If you are familiar with using our local Flex MLS account as your CRM to drip new listings onto your prospects, then you are really going to like this set-up.
By using IDX on your personally owned website, the plugin will add approximately 10,000 more pages to your website. All of those pages will update in real time depending on any of the Listings' changes in MLS.
For the buyer of this site, I can help you get set-up on your own hosting. I can move the site over for you and help set-up your email accounts. I highly recommend Site Ground, the Go-Geek Plan. I encourage you to pre-pay for the 3 years in advance, to get the best deal. As a new customer, you have the option to pay 1-3 years in advance. After the initial term, that you signed up for is over, your renewal would be at the regular price. The 3 year initial sign-up is indeed the best deal.
If you pay for hosting 3 years in advance, it's about $12 per month. Site Ground hosting is superb and the best that I have used since 2006. They have live support via an 800 number and the Reps are rated on customer service. They really are world-class hosting and support. If you were to sign up, make sure to pick their US Data Center and not the European ones.
With your own hosting, you can create unlimited email accounts. For example; you@nullhotphoenixhomes.com, info@nullhotphoenixhomes.com, leads@nullhotphoenixhomes.com, contactus@nullhotphoenixhomes.com, assistantsname@nullhotphoenixhomes.com, and etc.
These emails can come right to your Outlook email client, your cell phone, or forwarded to an existing email address you already have. I have a bunch of experience with this, and I'm glad to help you set-up all of your email accounts. I'll teach you how to set up future email accounts for new team members, assistants, and etc.
I have multiple assets for the website that will be included. Things like videos, editable lead-magnets, images, and a ton of other marketing courses that I'll include to the lucky buyer of this website and domain.
My Final Thoughts
If you have read all the way through this page, clicked on the links, and watched the 2 videos, then you know that Web-Design Agencies can easily charge up to, or more than $35,000 to build a Business Website up to the point that this one is already at.
You also know the value of a 17 year aged authority domain with high relevant local rankings, where home buyers are looking for something specific. You probably also know that sites like this aren't for sale very often, and now is your chance.
Knowing what I know now, since the crash (2006), your website, is your marketing home-base. I'd have a highly optimized site that I own. I'd spend my marketing money on my site and on the costs to drive traffic/leads to my local site. 2006 is when I actually started building websites.
As Agents, we know that something is worth what someone is willing to pay for it. In my humble opinion the website is easily worth more than 35k. All offers will be considered. Agents typically have nice cars as Realtors. Is your car prospecting for you around the clock? Your website is another necessary business asset.
Keep in mind that this website could be your online Real Estate, and working for you 24/7/365. What is the value of possibly closing another 1-5 deals per month, worth to you? I have many, many hours invested into this website. It was built with love and determination.
Contact me at the information provided below if you would like to discuss this further. Thank you, and I look forward to hearing from you, Rick.
